We know that you want to know what the whole property buying or selling process will cost you.

To guide you, we have set out below a general indication of likely fees and payments based on experience and our knowledge of the conveyancing process in the tables below.

Just as every property is unique, no two transactions are identical. They take more or less time for all the different elements of any sale or purchase to fall into place. That is why we will speak to you to get the details and we will provide you with a full written estimate before we commence work for you.

Fees of Graham Dawson & Co for LEASEHOLD Purchases (Applicable to all transactions)

These are indicative likely fees for the work of Graham Dawson & Co. There is more work and administration involved in purchasing leasehold properties, therefore our prices are higher than for freeholds.

Fees for Graham Dawson & Co on a re-mortgage

Our fees are usually around £500 + VAT for a freehold property and around £650 + VAT for a leasehold property


Estimates are given in good faith and we shall provide you with our Terms of Business.  Should it become apparent at any time during the course of this transaction that further work will be required, or if any difficulties have arisen which might make an increase in our fees necessary we shall let you know.
Disbursements (expenses) will be charged in addition to professional fees and VAT will be charged on all fees and disbursements where liable to VAT.



Our fees will include taking the following steps in connection with a transaction:


  • Taking your full instructions and providing initial advice
  • Verifying your identity in accordance with Money Laundering Regulations
  • Supplying a contract and title documentation to your buyers and obtaining it from your sellers
  • Checking that the sellers are able to sell the property
  • Pre-contract searches
  • Asking any pre-contract enquiries
  • Checking the conditions attaching to your mortgage offer
  • Reporting to you and advising you on the documentation
  • Agreeing the terms of the contracts for both the sale and the purchaser after amending them, if necessary
  • Arranging completion dates and exchanging contracts on both transactions simultaneously (where you are selling and buying)
  • Do the pre-completion searches and checks
  • Obtaining redemption figures in respect of outstanding mortgage 
  • Completing the sale/purchase/mortgage on the completion date:
  • Receiving the sale money
  • Receiving the mortgage funds
  • Paying for the purchase property
  • Sending any balance over
  • Preparing and submitting the Stamp Duty Land Tax Return and paying any Stamp Duty Land Tax (Land Transaction Return and Land Transaction Tax in Wales)
  • Also acting for the lender  (institutional) in your mortgage of the property to secure their loan to you
  • Preparing the application to register the transfer/mortgage at the Land Registry
  • Preparing a completion statement and accounting to you


We usually find that exchange of contracts takes place around 6-8 weeks after we are instructed with completion 2-4 weeks later.
